- House selling tutorial, Condo selling guide
Essential step-by-step home selling tutorial for home & condo sellers in MA & NH. Perfect if you are selling a home condo or townhouse now or in the future.
- Step 1-The first meeting.
Step 1: The first meeting. On the first meeting with you as a home owner wishing to sell your house we will gather information concerning your goals. Then go over the selling process, the fair market value of your home and explain our role as The New England Real Estate Team real estate agents.
- Step 2: Now you are ready to sell or are you?
Now you are ready to sell or are you? As a home seller , you will need to qualify yourself to see if you are indeed ready to sell your house.
- Step 3: Pricing to attract buyers.
Step 3: Pricing to attract buyers. A seller pricing your property is a very important part of the overall process. It is the foundation on which getting your house sold in a reasonable time frame is based. Of course there are other factors such as condition and location which are part of the equation as well.
- Step 4: Shaping up your house to be sold.
Step 4: Shaping up your house to be sold. It is important to keep in mind that now that you have decided to sell your property, your home has now become a commodity, i.e. someone's house to buy.
- Step 5: The Seller's Disclosure and Lead Paint Disclosure.
Step 5: The Seller's Disclosure and Lead Paint Disclosure. In Massachusetts and New Hampshire agents can make available for Sellers, to fill out, what is called a Seller's Statement of Property Condition (MA), or Property Disclosure (NH). These forms, if filled out by the Seller, can be of great help to potential buyers in their understanding of any property they are interested in purchasing.
- Step 6: Show the house to qualified buyers.
Step 6: Show the house to qualified buyers. As listing agents it is our responsibility, to you the home seller, to make sure that when an offer comes in on your property, it is in fact coming from someone qualified to purchase your home, i.e. financially
- Step 7: Receiving an offer.
Step 7: Receiving an offer. As stated earlier, in Massachusetts the process of purchasing a property, for the most part, is a two step process. A buyer will utilize an Offer to Purchase to state how much they would like to purchase your house for and the terms and conditions to achieve that end.
- Step 8: Home inspections.
Step 8: Home inspections. As a Seller you will hopefully be involved in a home inspection, since at this point you will have an accepted offer on your property. As a rule a buyer can, if they elect to, have an inspection done as part of the purchasing process.
- Step 9: The closing.
Step 9: The closing. You have accepted an offer on your house, you have gone through the home inspections, and you signed the purchase and sales agreement. Within the purchase and sales agreement there may have been certain items that needed to be addressed besides the standard contingencies, i.e., financing etc. As the Seller, you may have agreed to fix or replace a few items that needed addressing after the home inspection. You have upheld your side of the agreement; now it is time to come to the closing table. Now what do you do, what will happen next?
