As a Seller you will hopefully be involved in a
home inspection, since at this point you will have an accepted
offer on your property. As a rule a buyer can, if they elect to,
have an inspection done as part of the purchasing process.
The time frame for home inspections can vary
anywhere from five (5) days to twelve (12) days from the agreement
date. The dates for having the inspections done will depend on the
time frame that each party agrees to in order to move transaction
along.
In Massachusetts the inspections are usually done
between the acceptance of the Offer and the signing of the Purchase
and Sales Agreement. In New Hampshire, because Sellers and Buyers
go directly into a Purchase and Sales Agreement, the inspections
are incorporated within the agreement.
In both situations an acceptable and satisfactory
inspection, by the buyer of your property, is a contingency that
must be accomplished to both parties' satisfaction before the
transaction can proceed. Should the inspection bring up issues that
cause the buyer some concerns, he/she can either terminate the
agreement, or ask you to make the appropriate repairs, or ask for
compensation to do the repairs after the closing. In either case
you can make the determination as to whether or not you feel their
requests are justified.
